With over nine out of ten homebuyers beginning their search online and 403% more inquires for listings offering video than listings without video, video marketing is becoming key to reaching the largest homebuyer audience available. Showcasing a home through video marketing gives homebuyers a sense of the features and lifestyle that cannot be conveyed through description or even photos. Ninety percent of consumers find video helpful in their decision process and an estimated 74% of all Internet traffic in 2018 will be video. Another important factor to consider is the amount of second home and out-of-state home buyers our MS Gulf Coast attracts each year. Matterport 3D photography is a complete, three-dimensional representation of a real-world location created from 2D imagery and 3D data from the Matterport Pro system. With it, buyers can “walk through” a listing online using their smartphone, tablet, laptop or other media device. This type of technology illustrates the special features buyers are looking for, and can entice them to come by for a visit, or sometimes even make an offer without ever having visited the property!

Floor Plan

With Matterport 3D technology, Team Geotes is able to easily create a printable floorplan to provide all buyers looking to possibly purchase your property. Buyers often ask if the seller has a floor plan or for measurements of rooms. This tool provides an accurate floorplan with measurements, that is greatly appreciated by buyers.  Also, if your property is owner occupied it can be such a hassle trying to get the property ready to show or to leave during a showing. This Matterport 3D floorplan helps buyers determine if they want to make an appointment to view your home or if the floor plan just isn’t for them.

Staging Assistance 

If your property has furniture or is owner occupied, we hire a local professional staging company to help stage your home with your own items. Our staggers do a fantastic job of helping sellers declutter and rearrange decor to get the property ready for photography and buyers. As we mentioned above, in today’s world, over 90% of buyers find their home online so a homes first impression is on the internet. With this knowledge, Team Geotes offers staging to all of our sellers in order to help attract as many buyers as possible via photography and video.

Adwerx

During month 1 of a new listing, we promote the listing on Adwerx to ensure that listing is seen by as many potential buyers as possible. Have you ever noticed when you Google a particular item then all of a sudden you see that item EVERYWHERE you go online? That is called re-target marketing. Adwerx uses re-targeting software to find buyers looking at homes in or around your market and then follows those buyers with relevant ads about your home on websites such as Facebook, YouTube, CNN, and more. Below was a 200k listing in Saucier that sold in just 8 days. This ad ran for 2 weeks and was seen by over 17,000 people!

Direct Mail Campaign

NextHome Simplicity offers professionally designed marketing materials. Many of our agents often use the below high quality, professionally designed postcards to send to neighboring properties when a listings first hits the market and when the property sells. This is a “grassroots” way to get the word out that your property is for sale, in case the neighbors have friends, family or co-workers looking to purchase in your neighborhood.

Every week NextHome Simplicity’s clients and our agents receive an Online Marketing Summary, displaying the amount of views the listing has received since its original listing date.  The “Detailed Views” are views by buyers who have clicked on the listing to view its specific details. Pricing

No matter how well you market a home, one thing always holds true: You have to PRICE IT RIGHT! Deciding on the best listing price for your home is one of the most important and challenging steps in the selling process. If your home is listed at a price that is too far above current market value many prospective buyers will bypass it altogether, or quickly lose interest once they shop around and see what else their money can buy them. On the other side of the coin, if you price your home too far below market value, you could be leaving money on the table and missing out on cashing in on all of your home’s value and equity. Most buyers in today’s market expect to purchase homes within the fair market range. In some cases, we’ve seen great results by offering a home at a slightly better pricepercentage of buyers by asking price than market value, creating a frenzy of market activity at initial offering and starting bidding wars that ultimately netted the seller more money! The most important “take-away” is that pricing your home correctly exposes your home to the greatest percentage of prospective buyers and increases the chance of a quick sale at the highest possible sales price.

Another critical factor related to the pricing strategy is timing. A property attracts the most attention, excitement and interest when it is first listed on the market. A home that is priced right and well marketed when first listed is positioned to generate the level of interest needed to sell the home for the highest amount possible. Improper pricing at the initial listing misses out on this peak interest period and may result in your property languishing on the market.
