Septic Inspector:

Not every home has a septic tank and not every loan requires a septic inspection. Typically only a VA or an FHA loan require a septic inspection.  You will not need to purchase a septic inspection unless it is negotiate in the purchase contract.

Home inspector:

Some sellers prefer to purchase a home inspection prior to putting their home on the market. This way they know what to fix prior to a buyer making an offer and then purchasing their own home inspection.
